All Maintenance Requests are handled in a timely manner. We have a 24/7 Maintenance Contact Center and can respond to maintenance services quickly and at low costs with our preferred vendors. We also obtain bids and notify our clients prior to any excessive expenses.

Tenant Service

Grounded Properties becomes the smiling face of your property. We handle all your tenants’ requests in a courteous and professional manner, while remaining firm in the interests of your property.

Remove the Worry

Sometimes it becomes necessary to post notices, evictions or take legal action. We remove all of this from your plate.

Full Accounting

Grounded Properties’ Comprehensive accounting covers collecting deposits, rent, fees, disburse all tenant deposit refunds, and all payables and receivables. We will work with your accounting professional to make sure your accounting records are coded accurately. We can give your accountant or bookkeeper access to your accounting files for their convenience.

Grounded Properties markets your vacant unit using our website, over 100 other popular sites and search engines 24 hours a day. For commercial properties, we advertise with CoStar.

Paperwork

We supply all the paperwork and forms required including applications, move-outs, Metro multi-family approved forms, and all other documents necessary to meet landlord/tenant Laws. We work with a local company that is constantly updating the forms to meet the most recent changes in regulation, and they keep up with local landlord/tenant court cases so they can be ahead of the curve in landlord/tenant law.
